Modernization:
keeping your building in line with the times

Every existing building is special, with its own history and its own unique needs. We provide optimized solutions for existing buildings, including cutting-edge modernization and support services to build value and breathe new life and aesthetics into such structures.

Modernization transforms your building space

User needs for safety, design, and comfort are continuously changing with the times, and elevators and escalators are also evolving in response to these changes.

Modernization provides safety measures that are in line with the latest standards, as well as advanced features such as better ride comfort and energy savings. And by making the design more attractive, you can increase the asset value and competitiveness of your building.

The modernization adventure

1Embrace state of the art

All elevators and escalators show reduced performance over time. Modernizing them brings greater reliability, safety, comfort and ecology to tenants and building users, while providing impressive new design options that match the modern world.

Our company continues to innovate state-of-the-art technology to suit the age and delivers high quality in elevators and escalators for the total satisfaction of our customers.

* As of October 2017. Reference number of years based on in-house research.

Just like other building equipment, elevators and escalators also require updating. They are designed for a service life of approximately 20 to 25 years.

2Get in total compliance

Regulatory requirements related to elevators and escalators continue to change even after installation is complete. Meanwhile, social demand for safety and security is increasing year by year. It is no longer possible to meet these ever-complexifying requirements simply by restoring the quality level to that of the time of installation through maintenance.

Modernization lets you keep up with the latest regulatory requirements, thereby fulfilling your social responsibility as a building owner and ensuring the safety of your tenants and building occupants.

3Restore asset value and competitiveness

The market is abuzz with building construction, and competition to secure tenants is a daily challenge. Even a building that was attractive at the time of completion may see a relative decline in asset value as time passes, or if a new building is constructed nearby. In addition, tenants’ and building users’ demands are increasing with each passing era, so if the building does not fulfill those requirements, it can create an unfavorable impression.

By updating through modernization, you can provide tenants and users of customer buildings with a high-quality experience centered on elevators and escalators, improving their perception of the building and restoring its attractiveness and competitiveness.

Specific benefits of modernization

You can also integrate cutting-edge technologies and services such as our building solutions and remote maintenance into your existing structure. Such enhancements help increase the asset value and competitiveness of the building.

4Avoid breakdowns and trouble

As elevators age, ride quality deteriorates, running costs grow and downtime increases due to breakdowns or maintenance work.

By modernizing, you can reduce the burden on the building and update to a safer and more comfortable elevator or escalator. Instead of replacing the entire system, only replace the equipment that requires updating.

Safety & quality

As units degrade over time, vibration increases, and safety is affected. Updating components boosts both safety and ride comfort.

Cost & energy efficiency

Older equipment can lead to higher repair costs and power consumption. Upgrading offers the ecological and cost benefits of greater energy efficiency and re-use of parts.

Less downtime

Degradation of older equipment means more frequent breakdowns, more repairs and longer downtime. Replacing with state-of-the-art equipment maximizes uptime due to fewer failures and repairs. It furthermore reduces the risk of long-term stoppage in the event of a failure because spare parts would be more readily available.

Positive image

Older elevators have less-efficient service and a less-attractive appearance. Adopting the latest operation system and signal fixtures can create a positive image like a modern elevator in a new building.

5Save energy

The energy-saving performance of an elevator/escalator meets the standards at the time of completion, but energy efficiency declines due to performance degradation as the equipment ages.

Modernization enables you to achieve the latest energy-saving performance. The energy efficiency of each unit of equipment (mainly ESMOTION) and the entire system (e.g., ELEMOTION SAI2200C) can be improved, helping to realize a green building.

Advanced green technologies boost energy-saving performance

  • PM gearless traction machine
  • VVVF control
  • Signal fixture with LED indicator
  • Regenerative Converter
  • Energy-saving Features
    • Energy-saving Operation – Number of Cars: ESO-N
    • Energy-saving Operation – Allocation Control: ESO-W

  • Energy saving mode combined with automatic operation

*The applicability of various features depends on the product currently in use and the modernization specifications.

*Case study figures were calculated based on the following conditions.
Existing elevator (Control system): VFCL, Modernization menu: ELEMOTION CM2, Operation hours: 10 hours/day,
Number of starts: 357 times/day, Speed: 60m/min, Capacity: 600kg, No. of stops: 6stops.

*Actual values may differ depending on the specifications, installation, and usage conditions of the product currently in use.

6Boost cost performance

Decrease your running costs. Modernization to energy-saving elevators/escalators can lower electricity bills and reduce the risk of breakdowns and other occurrences of trouble or repairs.

The service life of typical elevator/escalator equipment is approximately 20 years. There are limits to how much functionality can be restored through maintenance, and physical deterioration over time is inevitable. Therefore, we recommend modernization every 20 to 25 years.

Postponing modernization while only maintaining current functionality can lead to increased repair costs.

Delaying modernization beyond the optimal time not only leads to increased deferral costs, but also shortens the period of use of the latest elevators/escalators after modernization. Carrying out modernization at the optimal time helps maximize return on investment.
